Booking and deposit
The booking is legally binding with the booking confirmation. Please transfer the deposit within one week after receipt of the booking confirmation. Otherwise we are entitled to let the flat to another tenant.
Payment
Please pay the (remaining) rent at the latest one week before arrival (free of charge). The tenant is not released from paying the rent if he is prevented from exercising his right of use due to a personal reason.
Final cleaning/intermediate cleaning
The final cleaning takes place regardless of the length of stay. We assume a cleaning time of about 3 hours. Since new guests often arrive on the same day, we have to keep to these times, which almost always works. If these times are exceeded due to extraordinary effort, we have to charge 30€ separately for each additional hour for cleaning the holiday flat. An intermediate cleaning at the same conditions can be ordered separately on site.
Pets
Dogs are only allowed in the holiday flats - if permitted - with written permission from us. In principle, proof of liability insurance and the valid tax stamp is required. For additional cleaning we charge a one-time surcharge of 10€ per day and dog, minimum 40€. Other pets are not permitted.
Liability
The tenant and his accompanying persons are liable as joint and several debtors to the full extent for any damage caused to the inventory of the holiday flat and the holiday home. Any damage must be reported to us immediately (038375/133625) and can usually be settled via your liability insurance. Parents are liable for their children as far as legally permissible.
The lessor is liable for improper functioning of the technical equipment. The lessor accepts no liability for theft, fire and water damage to the tenant's property, except in cases of intent or gross negligence.
Services and prices
The scope of the contractual services results from the booking confirmation. The rental property may only be occupied by the number of persons stated in the confirmation. Children, babies and pets each count as one person. The tenant is not entitled to let the rented property to a third party for use, in particular to sublet it.
Arrival and departure
Die Anreise kann zwischen 14 und 17 Uhr, die Abreise hat bis 10 Uhr zu erfolgen. Abweichende An- und Abreisezeiten bedürfen unserer schriftlichen Bestätigung. Bei Anreisen nach 17 Uhr und vollständiger Vorabzahlung des Mietpreises erhält der Mietende den Code für eine Schlüsselbox zum self-check-in. Bei fehlender Mietzahlung behalten wir uns vor, ein Warteentgelt in Höhe von 15€ pro angefangener halben Stunde zu erheben.
Cancellation / Withdrawal
Der Mieter hat das Recht, von der Buchung zurückzutreten. Für die Bearbeitung des Rücktritts erheben wir eine einmalige Bearbeitungsgebühr in Höhe von 25€.
In the event of cancellation of the booking 30 days or more before the start of the rental period, the hirer undertakes to pay us an additional 50% of the total price as compensation.
In the event of cancellation 14 days or more before the start of the rental period, the hirer undertakes to pay us an additional 80% of the total price as compensation.
In the event of cancellation on the day of arrival or non-arrival, the tenant undertakes to pay us an additional 90% of the total price as compensation.
After we have received the cancellation from you, we will immediately try to find other guests for the corresponding period and offset the income against the cancellation fees exactly.
The tenant is at liberty to prove that the damage is less than the flat rates stated above.
If the hirer has booked the additional option "no cancellation fees", in deviation from the above regulation, no compensation will be demanded if the hirer proves that he or one of the fellow travellers cannot start the journey as a result of:
- Unemployment through no fault of their own (certificate from employment agency)
- Illness (certificate from a registered doctor stating that you are not fit to travel)
- Death (death certificate)
Guests
If you would like to have guests stay with you, this is possible up to the maximum permitted occupancy. Please inform us of this at the latest on the guest's arrival. For guests, we charge an additional surcharge of 15€/night/person, which must be paid to us.
Non-arrival and early departure
In the event of a no-show or early departure, there is no entitlement to a refund of the rental price. We will, however, endeavour to let the accommodation elsewhere and charge the income accordingly.
Price reduction
In the event of a short-term failure of furnishings, public utilities or due to force majeure, there is no entitlement to a price reduction, unless otherwise stipulated by law.
Rights of the tenant
If any defects are discovered when moving into the holiday flat, these must be reported to us immediately. Otherwise the flat shall be deemed to have been taken over free of defects.
If your stay is considerably impaired as a result of a defect or if the flat becomes uninhabitable and we do not remedy the situation within a reasonable period of time, the tenant is entitled to reduce the rent or terminate the contract. He/she must inform us of this immediately. Later complaints cannot be accepted. Claims in excess of the rental price are excluded, except in the case of intent or gross negligence.
Treatment of the resort
The tenant and all fellow travellers undertake to treat the holiday flat and the rooms and facilities intended for common use with care and to observe the house rules.
Deposit
A deposit is not charged.
Cancellation
In the event of multiple violations of these rental conditions, the landlord may terminate the rental contract unilaterally and the guest must leave the holiday flat immediately. In this case, there is no entitlement to a refund of the rental price.
Parking space/car
If booked by the tenant, he/she will receive an exclusive parking space with the name of the flat. Only this parking space may be used by the tenant during the rental period. No liability is accepted for damage, break-in or theft of the vehicles. For safety reasons, electric vehicles may only be charged at charging points provided for this purpose. Charging via the household sockets in the flat is not permitted.
Equipment of the holiday flat
The number of rooms and the location of the rented flat in the property results from the reservation confirmation. An inventory list reflecting the current equipment is available in each holiday flat. Upon moving into the flat, the complete takeover of the inventory is confirmed.
Severability clause
Should one of the previously described rental conditions be legally invalid, it will be replaced by a provision that comes closest in spirit. The other rental conditions remain unaffected and continue to be valid.
